| What is the difference between sectional homes & modular homes? |

Sectional homes are multi section homes built to the Hud code and typically include a permanently attached steel frame. These homes come complete with carpeting, draperies, heating & plumbing system, appliances and can be sited on rented or private property either on a permanent foundation or properly designed pier set. Modular homes are factory built homes constructed to the state building code (BOCA code in Pennsylvania).
Modulars typically are transported on removable carrier frames and placed on permanent foundations on private property. Commonly the heating & plumbing system is not completed at the factory. A residential heating and plumbing system is then installed on site.
Sectional and modular homes contain many of the same features of a site built home such as total finished drywall, 2x6 exterior walls, thermopane windows, hardwood cabinets, 5/12 roof pitch, name brand building materials, etc.
| Do manufactured homes appreciate in value? |

Independent appraisal studies confirm that manufactured homes appreciate in value the same as other forms of housing.
| Are manufactured homes safe? |

Yes! Federal laws require smoke detectors, escape windows, and incombustible materials around furnaces and kitchen ranges. A national fire safety study conducted by the Foremost Insurance Company shows that site built homes are more than twice as likely to experience a fire than manufactured homes.
| What types of financing are available for manufactured housing? |

As with site built homes, a variety of finance programs are available to purchase a manufactured home. Down payments commonly range from 5-10 percent of the selling price of the home and loan terms from 15 to 30 years. Land may be used as collateral towards down payment and mortgages are also available to purchase land, site improvements, etc. and combine into one package.
| Are manufactured homes constructed better than site built homes? |

Manufactured houses are constructed in a controlled, indoor environment using building materials protected from the weather. Homes can be built year round without weather related delays. Each stage of the building process is typically inspected for quality control. Also, manufactured homes must be strongly constructed in order to be transported from the factory to the home site. Factories have experts in plumbing, electrical systems, drywall installation, roofing, trim out, etc. all working together to build a home you can be proud of.
| How long will a manufactured home last? |

Manufactured homes have a life expectancy equal to or greater than their stick built counterparts. Manufactured homes are built with the same name brand materials available at most lumber stores and used in typical onsite construction. In addition to name brand materials your new manufactured home will be built in a controlled indoor environment using all of the latest technological advancements.
Why should I buy a new manufactured home from my local builder/dealer as opposed to building a new home with my local contractor?

There are many reasons why your local builder/dealer is a better choice then your local contractor. One of the most significant is the investment in a physical location/store front. Your local builder/dealer is a well established business with a large amount of product inventory. Each of these physical locations/store fronts are licensed by the Commonwealth of Pennsylvania and staffed with professional housing consultants also licensed by the Bureau of Professional and Occupational Affairs for the state. Your local builder/dealer must also be licensed by the State Department of Banking to assist you with financing. Long’s Homes Inc. even employs an insurance agent licensed by the state insurance department to assist you with homeowners insurance. The requirement of a physical location along with numerous licenses is your assurance that you are dealing with a well established business that is going to be there long term. | What options are available to me for my manufactured home? |

Building a manufactured home offers you many options similar to building a site built home. There are hundreds of floor plans to choose from and if you can’t find one to your liking we may be able to custom build your own plan. We have pages of options that can be built into your new home. We offer many different exteriors with various roof pitches and elevations. Interior options are extensive, with solid surface countertops, carpeting, laminate, hardwood or ceramic flooring, radius walls, round and elliptical archways, tray ceilings, hardwood cabinets, fireplaces, recessed spot lighting, balcony foyers, deluxe lighting and appliances, glamorous baths, stained moldings, raised panel doors and so much more.
| How do I get the building process started? |

First we need you to stop by our Home Center and pick a floor plan that you like. Once you have chosen a floor plan you can decide what options to build into the plan. The next step would be to start getting estimates for all of the onsite construction work such as basement, driveway, and utilities. With all of your estimates complete you are ready to submit your plans to the bank and the local authorities for approval. Once the approvals are given, all the paperwork is completed, the mortgage is closed and the initial deposit received the home can be ordered and the onsite construction process can begin. (Please note: no onsite construction should be started prior to the mortgage being closed. This may prevent you from getting a mortgage).
